Home Living : April 14th 2009
HLS - HOME LIVING: SOUTH, Tuesday, April 14, 2009 1 ............................................... Let home dry out after flood Flooded homes take months to recover and homeowners should allow the house to completely dry before starting renovations, a building advisory service warns. Archicentre state manager Angus Kell says water damage can require chipboard cupboards, doors and plaster work to be totally replaced. ''The first telephone call following a flood is usually to an insurance company,'' he says. ''Beware of finalising a claim for the following reasons.'' Power points and switches collect mud so ensure a licensed electrician checks these before reconnection. Water can penetrate gas and other appliances, flooding pilot lights and causing damage to interior pipes. Have them checked by a licensed plumber. Floor finishes like vinyl, cork, and timber strip laid over concrete slabs may severely buckle.. Particle board expands and will collapse after being under water. Don't repair, replace. Large pools of water can typically form under the house. These areas need to be regraded to prevent long-term structural damage. Keep the under floor space well- ventilated. Concrete slabs need to be dried before laying carpet. Sub-floor central heating ducts can fill with water and may need to be cleaned or replaced. Plasterboard walls require time before repainting. The outside walls can feel dry but inside the walls are wet and invite mould. Brick-veneer walls may contain fibreglass insulation batts that absorb water and spread serious damage. Remove part of the plaster and take the batts out. Details: www.archicentre.com.au . From the rooftop » ADVERTISING FEATURE When you need information about re- tiling, extensions and repairs, take a look at Boral Roofing's consumer guide. The guide assists homeowners in maintaining a roof after a certain age. Called Looking Up, the no-nonsense guide explains why a roof is not only vital for weather protection but also plays a key role in improving indoor air quality and temperature. It can also update the look of the home. The guide contains easy-to- understand information on what to look for when assessing the existing roof -- roof resprays versus retiling, advantages of a new roof, and top energy-saving measures for the roof space'. Boral bricks and roofing national marketing manager Eddy Maini says the roof is your home's first line of defence against a harsh environment and it can cop a beating. ''It's also a big opportunity to take passive control over indoor air temperature and even dust,'' he says. ''That's why we look at how a roof replacement can be the single greatest improvement to your home's appearance, value and energy performance.''
