Home Living : April 13th 2010
2 HLC - HOME LIVING: CENTRAL, Tuesday, April 13, 2010 Smart ways HOMELIVING It is important for vendors selling their homes to have any newly installed insulation checked to limit any legal liability from injury or fire after the property is sold, according to Archicentre. The Australian Institute of Architects building advisory service advises home buyers to check the insulation status of properties they are purchasing as a safety issue to protect their families. Archicentre state manager Angus Kell said selling a home with illegal building work or in a dangerous condition could become an expensive minefield of litigation for vendors, real estate agents and those involved in carrying out sub- standard work. ''Court cases in relation to illegally built balconies where people have been injured have stretched back to the original builder some 30 years previous,'' he said. Mr Kell said the extent of the problem with the federal government's insulation program meant it could be difficult to trace every property which had been insulated by unqualified people. Anyone purchasing a property should ask these questions: Was the home involved in the government insulation program? When was the material put in? Which company was involved and, more importantly, was the home checked? If there is any doubt, prospective purchasers should have the property independently checked by qualified electrical contractors. ''If the home has been checked, the prospective purchaser should request to see the appropriate certification which should be included in the contract of sale for the property,'' Mr Kell said. He said it was in the interest of all vendors whose homes were involved in the program to have their properties assessed for compliance by an accredited professional. People with concerns can call 13 17 92 to arrange a safety inspection.
