Home Living : April 13th 2010
4 HLF - HOME LIVING: NORTH WEST, Tuesday, April 13, 2010 A good time to invest » ADVERTISING FEATUREHOMELIVING Australia is likely to face a massive housing shortage over the next decade, according to current figures. A recently released Housing to 2020 report by the Housing Industry of Australia (HIA) says that if current trends persist, almost half a million new homes are needed by 2020 to meet increasing demand -- making it a golden time for property investors. In the report, HIA senior economist Ben Phillips said the current shortfall of more than 109,000 dwellings was set to rise dramatically over the next 10 years. But it's not all bad news. Frank Death, CEO of HomeWorld village in Kellyville, sees the housing shortage as a great opportunity for investors looking to build their wealth while at the same time helping to ease the predicted rental crisis facing our city. ''With the predicted shortage of housing in Sydney, there will be increased demand for homes which will see rents rise to all-time highs. And with interest rates still at moderate levels, despite the recent increase, and the tax advantages you can gain through negative gearing, it is an ideal time to invest in rental property,'' Mr Death said. ''The HIA report found that areas with the largest housing shortage, such as metropolitan Sydney, are also regions with the highest level of demand -- so there is no time like the present to build a new rental property. Knocking down and rebuilding an old home is also a popular investment strategy. ''Investing in a new home is the best option because you are starting off with everything brand new, lowering your ongoing maintenance costs so you get the most out of your rental returns.''
