CHECK LIST Check guttering and downpipes are clear of fallen leaves, sticks and other debris. If there have been storms or high winds look for cracked or broken roof tiles, loose ridge and valley tiles allowing bird and possum entry as well as water leaks. Check corrugated iron sheets are in good condition and properly attached. Ensure valley and eaves guttering are free from holes and rust. Even small holes can create large leaks often making extensive replacement necessary. Make sure chimneys are structurally safe and flashing around them secure against water penetration. Check inside the roof space for water stains or pinholes of light indicating holes in the roof or flashing. CHOOSE WISELY When building a new home or extension, choosing the right roofing material is one of the most important decisions to make. Leaky roofs can be expensive and dangerous and cause many problems for home buyers. The Australian Institute of Ar- chitects building advisory service Archicentre says the vast ma- jority of buyers have little or no knowledge of the state of the roof of the home they are buying. Research from its pre-purchase home inspections program has shown 42 per cent of all homes inspected have a roof problem. Archicentre's NSW state man- ager Ian Agnew said it was often a case of ''out of sight out of mind'' when it came to the roof. ''Often when homes are sold, a fresh coat of paint is used to cover long-term telltale water stains on the interior ceiling and walls or, in the case of metal roofs, a fresh coat of paint on the exterior could suggest a quick artificial makeover of a rusty roof,'' he said. ''Water pouring down the walls or a section of plaster collapsing is often the first indication that there is a problem with the roof.'' Mr Agnew said the cost of water damage by leaking roofs on plas- ter, especially lath and plaster in older homes, could run into thou- sands of dollars and was usually discovered after people moved into their new home and experi- enced the first heavy downpour. ''This damage can be caused by a simple lack of maintenance in clearing out guttering or down- pipes which causes the water to back up and enter the home,'' he said. ''Apart from the appearance of the roof, it is also vital that the roof cavity is inspected for struc- tural soundness.'' Mr Agnew said after major storms and heavy rain, leaky roof problems could lead to dangerous situations where water could pen- etrate walls, roof linings and insu- lation, leading to the growth of mould and deterioration of the home. ''People who put off having leaks fixed could be putting them- selves and their families at risk.''
