STARTING AFRESH It is no good planning to have your old house knocked down until you have a clear idea of what you are going to do, have your plans approved and have an architect and builder appointed, advises Archicentre ACT & NSW manager Ian Agnew. The aim of this strategy is to ensure the shortest time possible is taken to knock down the existing property and rebuild the next one to save you on rental and storage costs. THE high cost of land, real estate fees and government charges is driving the trend for people to knock down their old homes and rebuild on the same site rather than move house. Research from Archicentre, the building advisory service of the Australian Institute of Architects, shows money is a big factor in this new and growing trend. Archicentre's ACT and NSW manager Ian Agnew said re- location costs ran into tens of thousands of dollars on even a median-priced home when all charges, taxes and fees were taken into account. ''Knocking down the old home and building a new one also creates the opportunity to design the new home to maximise its sustainability and to cut energy and water costs,'' he said. Anyone considering knocking down and rebuilding should have a professional assessment of the property and a concept plan to ensure it complied with all rel- evant building and development controls, he advised. The cost of building a new home could be comparable to a major renovation and the home owner ended up with a home with new and guaranteed wiring, plumbing and construction. ''One of the advantages of cre- ating a new home on an existing site is that you are able to update and configure its footprint.'' LIVING ROOM PLAN AHEAD IS KEY TO SUCCESS CAREFUL planning before you start a living-room makeover will minimise disasters. Decide on the look. Keep a file of the looks you like, with photo- graphs and clippings from news- papers and magazines. Plan lighting before you start. Replastering is generally part of renovating, so install wir- ing at the same time. Don't forget some dimmers and side lamps for mood lighting. Compile a wish list. List what you want and what you don't want in your new space. You might find you can rearrange the existing space instead of adding an expens- ive extension. Sketch the space to scale. Measure your furniture and do a floor plan to scale. Make scaled furniture cut-outs and move them about to help you plan the space so doors, windows and traffic areas are in the right places.
