Oregon may not be appropriate for external structures. It's distinguishable by a broad softwood grain pattern and by a pinkish colour when fresh surfaces are exposed. Test timber by probing with a sharp object like a screwdriver. Gain access underneath; check connection points at beams. Timber generally rots where two pieces of timber join. Check for rust. Check timber posts for rot. These need to be securely anchored into the ground. Check handrails and vertical balustrade for rot and stability. Concrete: Look for signs of deflection. There's a problem if it leans. Examine underside for rust stains on exposed steel. SUMMER SAFETY BALCONY and deck collapses are common in summer. Local architects say rotting timber and rusty steel fittings are the main causes. Archicentre NSW General Manager Ian Agnew says owners are responsible for upkeep and could face costly legal battles from those injured. ''Collapses result in injuries and deaths. Coastal properties have high risk because of the harsh environment damaging metal fittings," says Mr Agnew. ''Many can be several metres off the ground heightening the danger.'' Whether timber, concrete or with steel supports, balconies should be checked carefully for rots, shaky handrails and balustrades, corroded bolts and brackets, rust stains and cracking. Consider the life span of different material, says Boral Timber experts. Hardwood decking is durable. Sydney Flooring says homeowners should be aware of the fire behaviour of different decking timber and seek expert advice in bushfire-prone areas.
